Edward Street Quarter to create new social hub for Brighton

Edward Street Quarter to create new social hub for Brighton

Edward Street Quarter, the redevelopment of the ex-Amex House site owned by First Base, will create a vibrant new social hub for the city, placing public space and community at the heart of the scheme.

As the biggest office development to come to Brighton in 25 years, Edward Street Quarter has been designed intentionally to enable collaboration and bring people together across the whole neighbourhood.

Three distinct new greenspaces will encourage play, improve pedestrian connectivity around the area, and provide pleasant places to sit and eat lunch or sip coffee.

A large roof terrace will provide open space for networking events and after-work relaxation – not to mention beautiful sea views.

“We’re excited to deliver a new destination for the city’s local businesses, residents and community members to meet, socialise and ultimately enjoy what we’ve created,” explained Steve Eccles, Project Director at First Base.

“We are in talks with independent retailers, cinema providers, bars, restaurant and cafes, that align with our plans to deliver a lively and attractive place to live, work, play and visit.”

The new neighbourhood will deliver 110,000 sq ft of commercial space, 39,000 sq ft of retail and leisure units and 168 new apartments.

First Base announces partnership with Brighton & Hove Chamber of Commerce

Mixed-use property developer First Base, owners of Edward Street Quarter, the £120m redevelopment of the ex-AMEX HQ, has today announced a partnership with Brighton & Hove Chamber of Commerce.

The two organisations will collaborate on a series of breakfast discussion events with local business representatives invited to share ideas and discuss how businesses in Brighton can be better supported in their quest for growth.

The first in the series will be held on Thursday 25 July, focused on the tech sector. Future events will include design and the leisure, tourism, culture and food sectors.

Liam Ronan-Chlond commented: “we’re delighted to announce our partnership with the Brighton Chamber. We’re looking forward to hearing from a variety of representatives from different business sectors to discuss what support they need to grow their business in the city.”

“Brighton is gaining a reputation as the Silicon Beach of the UK. In order to keep that, the many small tech businesses in the city will need to grow and develop. We’re hoping to be able to support that growth – not only with additional workspace – and we’d love to know what that could look like.”

Sarah Springford, CEO of the Brighton Chamber explained: “We’re excited to see what comes out of these breakfasts. We know there are challenges to growing a business in Brighton, but there are also a multitude of opportunities. We’re delighted to have this opportunity to collaborate with First Base who are clearly keen to invest in the city.”

Edward Street Quarter is the largest commercial development in central Brighton in 25 years, with 110,000 sq ft of commercial space, 39,000 sq ft of retail and leisure units,168 new residential homes and three new public spaces.

2,000 workspaces have been made available to lease in the largest commercial development in central Brighton in the last 25 years, Edward Street Quarter. The 150,000 sq ft commercial element due to be on site this year will include 110,000 sq ft of office space.

Edward Street Quarter is the £120 million redevelopment of the former AMEX House in Brighton.

Designed by BuckleyGreyYeoman, Edward Street Quarter is inspired by Brighton’s eclectic street scene and will introduce a new high-quality public realm, with three new public spaces created by renowned landscape designers Spacehub.

Mixed-use developer First Base and Patron Capital have announced the appointment of Cushman & Wakefield, CF Commercial and SHW as agents for the development.

Cushman & Wakefield and SHW have been appointed as office agents for the scheme, which will deliver 110,000 sq ft of flexible space for Brighton’s burgeoning media and creative sectors and wider corporate community, making it the largest provision of workspace to be delivered in the city since 1993.

SHW and CF Commercial will lead on the marketing of 40,000 sqft targeting food and beverage, gyms, cinemas and retail units.

Edward Street Quarter will also comprise 168 new homes, comprising a mix of private and affordable units to meet local demand.

Demolition of AMEX House is complete, with construction set to commence in early summer 2019.

Steve Eccles, Project Director at First Base, commented: “The growth of Brighton’s creative sector has been frustrated by a shortage of quality workspace, so we anticipate strong demand for the space we are delivering at Edward Street Quarter. We look forward to working with our agents to create an exciting mix of businesses, cafes and restaurants at this new neighbourhood in central Brighton.”

Gavin Stewart, Executive Director, Brighton and Hove Economic Partnership, said: “It’s no secret that Brighton and Hove is in desperate need of additional housing as well as Grade A office space to support many of the 16,000 businesses that exist in the city. This development delivers just that along with a range of additional enhancements that will support the local community to the East of Brighton for generations to come.”
